Both are in Chatham County, both are big enough to have their own internal geography, and both pull buyers from Raleigh, Durham, and Chapel Hill who want more land and more green space than the closer-in Triangle offers. Past that, they’re pretty different communities to actually live in. Location and setting
Chatham Park wraps around downtown Pittsboro itself, along the US 64 and NC 15-501 corridors, and it’s still filling in that footprint village by village. Briar Chapel sits closer to Chapel Hill, just off 15-501 near Fearrington, in a stretch of Chatham County that finished most of its building years ago. If a short drive into Chapel Hill and Carrboro matters more to you day to day than being near a growing town center, that alone can settle it.
Builders and home styles
Chatham Park isn’t one builder’s project — it’s a master plan that multiple builders work within. Homes By Dickerson builds custom and semi-custom homes in several villages, and there are dedicated 55+ sections at Del Webb and Encore, plus Disney’s Asteria — a multi-generational community under construction with its own 55+ neighborhood — adding even more variety. The mix runs from smaller starter-priced homes in some sections to custom estates in others, so the “feel” of Chatham Park really depends on which village you’re standing in.
Briar Chapel works similarly under its master developer, Newland Communities — a range of production and custom builders, but with more consistent design guidelines across the whole community: native landscaping, no-mow buffer zones, and a cohesive green-community look from one section to the next.
Price ranges as of 2026
Treat these as a snapshot, not a quote — builder pricing moves, and you should always confirm current numbers directly. As of 2026, Briar Chapel homes span roughly the $300s into the $700s, depending on the section, builder, and lot. Chatham Park’s range is wider and more scattered by village: some townhome sections price well below that, single-family product runs through the middle, and custom estates from builders like Homes By Dickerson go well above it. In the 55+ sections specifically, Encore is selling now with pricing in the mid-$400s to mid-$500s, while Del Webb hasn’t opened sales yet — that community isn’t expected to release pricing until early 2027.
Amenities: built versus still building
This is the sharpest real difference between the two. Briar Chapel’s amenities are finished and in use today — resort-style pools, a clubhouse and fitness center, 24-plus miles of trails, parks, and dog parks. Chatham Park’s amenities are arriving in phases as each village opens: the walkable MOSAIC town center anchors retail and dining for the neighborhoods nearest it, and individual sections add their own pools and pickleball courts as they build out. Jordan Lake’s public access points are a short drive from either community — that’s a regional amenity both share, not something exclusive to Chatham Park.
Stage of build-out
Chatham Park is roughly a decade into a project planned to eventually cover 8,500 acres and, per the Town of Pittsboro’s own figures, more than 22,000 homes at full build-out — meaning construction, phasing, and new villages opening are part of daily life there for years to come. Briar Chapel, with about 900 acres of preserved open space, is mature: most of its neighborhoods and landscaping are already filled in, and what you see touring it today is close to the finished product.
HOA structure
Both are HOA communities, and neither is unusually restrictive for a Triangle master-planned neighborhood, but the layers differ. Briar Chapel runs under the Briar Chapel Community Association, with some sections carrying their own added sub-HOA on top of that. Chatham Park works the same way in principle — a master Chatham Park Residential Association assessment plus a village or builder-specific HOA depending on where you buy. Budget for two HOA bills in either community, and ask for the actual current dues and any special assessments before you write an offer.
